The Desire for Homeownership Has Not Changed

Homeownership has always required planning, compromise, and perseverance. Today’s consumers are balancing several pressures at once: higher prices, elevated mortgage rates, larger upfront cash needs, and very limited inventory—especially on Long Island.

According to information cited by Long Island REALTORS® from the National Association of REALTORS®, 85% of registered voters still consider homeownership an essential part of the American Dream. The desire remains strong, even though the route to ownership now looks different for many households.

The local figures show why even households with above-average incomes can feel stretched: home prices in Nassau, Suffolk, and Queens have risen faster than many household budgets. Buyers should evaluate the full monthly payment, cash needed to close, taxes, insurance, maintenance, and future plans—not the purchase price alone.

What This Means for Buyers

  • Start with a lender review and a comfortable monthly-payment target before touring homes.
  • Compare condos, co-ops, townhouses, and neighboring communities when a single-family home exceeds the budget.
  • Ask about down-payment assistance, renovation financing, and whether future refinancing could support the long-term plan.
  • Treat the first home as a strategic step; it does not have to be the forever home.

Borrowing Costs and Cash Requirements

Mortgage rates remain well above the historic lows of a few years ago and continue to affect purchasing power. Freddie Mac reported a 7.03% average for the 30-year fixed-rate mortgage as of September 24, 2026. Rates change frequently and an individual borrower’s rate depends on loan type, credit, points, down payment, and other factors.

Down Payments Are Larger

NAR’s 2025 Profile of Home Buyers and Sellers found that cash buyers and repeat buyers continued to hold a major advantage. The median down payment reached 19% for all buyers, 23% for repeat buyers, and 10% for first-time buyers. NAR also reported that 26% of buyers paid entirely in cash.

Long Island Inventory Remains Tight

The decline in available single-family homes has left buyers with fewer choices and has supported competition for well-priced properties. Waiting may improve a buyer’s borrowing rate, but it can also mean facing higher prices or fewer choices. The right decision depends on affordability, timing, and personal goals—not a prediction about one market variable.

For Sellers  Create Demand Rather Than Chase the Market

  • Price according to current buyer purchasing power and recent comparable sales.
  • Prepare the home carefully so buyers can see value immediately.
  • Use strong photography, broad exposure, and a clear showing strategy.
  • Review both price and terms; financing strength, contingencies, and timing can materially affect an offer.

A REALTOR Is More Than a Transaction Facilitator

In a complex market, REALTORS® serve as advisors, educators, negotiators, and strategists. NAR reports that 88% of buyers purchased through an agent or broker, while 91% of sellers used an agent. As NAR put it, real estate professionals remain “indispensable in today’s complex housing market.”

Halloween Safety for Homes and Families

  • Turn on exterior lights and remove leaves, decorations, cords, or hoses that could create a trip hazard.
  • Use battery-operated candles in pumpkins and keep decorations away from heat sources.
  • Keep pets in a secure, quiet area while visitors are arriving at the door.
  • Choose reflective costumes or carry flashlights, cross streets at corners, and keep younger children with an adult.
  • Inspect treats before children eat them and follow any allergy or medical guidance your family requires.
  • Drivers should slow down and expect children to enter the roadway unexpectedly, especially around dusk.

There is still time to prepare for a late-fall or winter move. Buyers can use October to review financing, define a realistic search, and watch new inventory closely.
